I build the systems
portfolios run on.

Twelve years running real estate operations. Lately I build the tools that run them, and the tools get adopted company-wide.

03 / Case study

When the data is wrong, every decision after it is wrong.

Diagram of the field reporting tool: structured instruction list, site status table, and summary metrics

The problem. Field services teams got their instructions over email and reported back through spreadsheets. Instructions lived in one thread, context in another, the data somewhere else. Reports came back about 40% complete. Sometimes they did not come back at all. Every downstream report to an owner was built on numbers nobody fully trusted.

What I built. A web tool that replaced the whole chain. Site managers issue structured instructions through it. Field teams report status back through it and upload relevant photos. One place, one format, no reconstruction after the fact.

What changed. Site reporting dropped from 2 to 3 hours per facility to 30 minutes. Report completion went from 40% to 90%. Across a 300+ facilities, that is over 450 labor hours recovered every week. The output became clean enough to put in front of clients without editing it first.

Why it mattered beyond the hours. I did not set out to save time. I set out to make the reports true and make my team's job easier. The time savings were the side effect.

The Pulse email

Owners wanted a weekly call to find out what was happening at their facilities. I built an AI-assisted report that covers metrics, trends, project status, and open action items, and sends itself. It replaced the standing weekly meeting with transparency that is always current instead of seven days stale.

Resident utility chargeback

American Avenue / SFR3

An 11,000-home portfolio across 30+ metros and 19 states was absorbing utility costs it had no mechanism to recover. I designed an automated chargeback program and negotiated a banking partnership to make per-resident recovery possible at that scale. It added $3.8M to annual NOI.

Which of these sounds familiar?

Choose the one that stings. I will tell you how I have handled it.

Fix the channel, not the people

Incomplete reports are almost never a discipline problem. They are a format problem. Give people one structured place to report instead of a thread and a spreadsheet, and completion fixes itself. Mine went from 40% to 90% without a single conversation about accountability.

Different asset classes, same job: make the system clearer, then make it stick.

White Label StorageLeads the remote site manager team across 32 facilities and 8 ownership groups, inside a third-party platform of 300+ locations. Owns NOI, occupancy, and customer experience metrics, weekly rate and promotion reviews, monthly ECRIs, and delinquency, auction, and lien compliance. Built the field reporting tool now used company-wide, plus the Pulse owner report and the account team's portfolio tracker. Started as Site Manager in December 2025.

07 / Haven Property Group

I own the problems I solve for other people.

Haven Property Group is my own registered entity, run alongside my full-time roles. Since 2014 I have bought, renovated, leased, and managed my own residential rental property, and I source, underwrite, and negotiate acquisitions through it.

It is the reason I am careful with an owner's money. I know what a bad turn costs, what a vacant month costs, and what it feels like to approve a scope with your own capital behind it. Operators who have never owned anything optimize for the metric. Owners optimize for the outcome.

Miguel Luzon laughing outside a brick building

Operator first. Builder because nobody else was going to.

I did not plan to build software. I ran operations, managed burnt-out teams, saw the same failures repeat, and got tired of numbers that were late or inaccurate. Every tool I build is a solution to a real problem.

I've spent twelve years in real estate and operations, most of them fixing systems that were already broken when I arrived. I've led remote teams of up to 30 people across in-house staff, contractors, and overseas groups, and that experience taught me that presence and proximity are not the same thing. Good leadership shows up in clarity, follow-through, and how people feel working with you, wherever they are. I bring all of that with a smile.
